Why Edmonds pump repair calls look the way they do
Pump problems in Edmonds announce themselves — a hum with no flow, a grind on high speed, a damp pad under the motor, or a FLO code that will not clear. We diagnose with the pump running, not from the symptom alone.
Edmonds water comes from the Everett system at under one grain of hardness — soft enough that an unbalanced fill will pull calcium out of heater elements and pump seals rather than deposit it. Soft water attacks the ceramic shaft seal faces over time, so a pump that weeps in Edmonds is usually a seal, not a crack — a cheaper repair when caught early.
Edmonds has a lot of well-kept older spas — Hot Spring and Caldera units from the 2000s that are worth repairing — plus Bullfrog and Jacuzzi tubs on newer Westgate remodels. We work the Bowl, Seaview, Westgate, Five Corners, Perrinville and the rest of Edmonds (98020, 98026).

What Edmonds owners describe on the phone
FLO, LF or no-flow code
The pack is not seeing enough water past the pressure or flow switch. Filter, air lock, worn impeller or a lazy circ pump — in that order.
Water under the pump
Shaft seal weeping onto the pad. Fix it before the water reaches the motor bearings and turns a seal job into a pump job.
Grinding or screaming on high speed
Bearings going, usually after a seal leak. There are weeks of warning before the motor locks; use them.
Hums but no water moves
A seized impeller or a failed start capacitor. The motor is often fine; we free the shaft or fit a capacitor and the pump runs.
Edmonds note. Within a few blocks of the water we look for green corrosion on the heater terminals first; it mimics a failed element on the meter.
How the visit runs
- A call half an hour before we arrive — about 12 minutes southwest via Highway 99 and 196th St SW
- Diagnosis with a meter, then one written price you approve
- Calcium and alkalinity checked for City of Edmonds water (Everett supply through Alderwood) and Olympic View Water & Sewer District water
- Special-order parts arrive the next business day in most cases
- If the tub is not worth fixing, we say so
Scope, plainly: the spa and what lives inside its skirt. New circuits, supply plumbing and setting new tubs go to an electrician or a dealer.
