Why Mountlake Terrace pump repair calls look the way they do
A spa pump has two halves: the wet end that moves water and the motor that drives it. In Mountlake Terrace we repair the wet end when the motor is sound, replace the pair when the bearings have gone, and say which one it is before we quote.
Settled slabs mean tubs that are no longer level; a spa that drains unevenly or shows water at one corner is often a tilt problem before it is a leak problem. A damp equipment bay is hard on motor bearings and capacitors, and most of the Mountlake Terrace pumps we replace show rust on the shaft before the seal fails.
Mountlake Terrace is a compact grid of 1950s and 60s ramblers between Lake Ballinger and I-5, and most of its hot tubs sit on original concrete patios that have settled over sixty years. We work Lake Ballinger, Cedar Way, Melody Hill, Town Center, Gateway and the rest of Mountlake Terrace (98043).

What Mountlake Terrace owners describe on the phone
Water under the pump
Shaft seal weeping onto the pad. Fix it before the water reaches the motor bearings and turns a seal job into a pump job.
Grinding or screaming on high speed
Bearings going, usually after a seal leak. There are weeks of warning before the motor locks; use them.
Hums but no water moves
A seized impeller or a failed start capacitor. The motor is often fine; we free the shaft or fit a capacitor and the pump runs.
FLO, LF or no-flow code
The pack is not seeing enough water past the pressure or flow switch. Filter, air lock, worn impeller or a lazy circ pump — in that order.
Mountlake Terrace note. On a tub that came with the house, ask us for the written condition report during the first visit; it costs nothing extra and settles what to fix first.
How the visit runs
- A call half an hour before we arrive — about 12 minutes south on I-5 or Highway 99
- Diagnosis with a meter, then one written price you approve
- Calcium and alkalinity checked for City of Mountlake Terrace water water
- Special-order parts arrive the next business day in most cases
- If the tub is not worth fixing, we say so
Scope, plainly: the spa and what lives inside its skirt. New circuits, supply plumbing and setting new tubs go to an electrician or a dealer.
