Why Edmonds maintenance calls look the way they do
Maintenance in Edmonds is the visit that prevents the other five. We drain, flush the plumbing, inspect the cabinet with the panels off, refill, and balance the water for soft Cascade supply — calcium up, alkalinity up, pH held.
Edmonds water comes from the Everett system at under one grain of hardness — soft enough that an unbalanced fill will pull calcium out of heater elements and pump seals rather than deposit it. That is the whole reason a Edmonds refill needs a deliberate dose of calcium and alkalinity — without it the heater and seals pay for the softness.
Edmonds has a lot of well-kept older spas — Hot Spring and Caldera units from the 2000s that are worth repairing — plus Bullfrog and Jacuzzi tubs on newer Westgate remodels. We work the Bowl, Seaview, Westgate, Five Corners, Perrinville and the rest of Edmonds (98020, 98026).

What Edmonds owners describe on the phone
Foam, cloud or a smell that chlorine will not fix
Biofilm in the plumbing. A line flush before the drain clears it; a drain alone does not.
Filters pack up every few weeks
Needles, pollen and body oils. A two-filter rotation with a monthly soak keeps flow codes away.
Cover heavier every year
Waterlogged foam. We weigh it and tell you when it is costing more in heat than a new cover.
Water will not stay balanced
Low alkalinity in soft water. We raise it to 80–120 ppm and the pH stops swinging.
Edmonds note. Within a few blocks of the water we look for green corrosion on the heater terminals first; it mimics a failed element on the meter.
How the visit runs
- A call half an hour before we arrive — about 12 minutes southwest via Highway 99 and 196th St SW
- Diagnosis with a meter, then one written price you approve
- Calcium and alkalinity checked for City of Edmonds water (Everett supply through Alderwood) and Olympic View Water & Sewer District water
- Special-order parts arrive the next business day in most cases
- If the tub is not worth fixing, we say so
Scope, plainly: the spa and what lives inside its skirt. New circuits, supply plumbing and setting new tubs go to an electrician or a dealer.
