Why Brier pump repair calls look the way they do
A spa pump has two halves: the wet end that moves water and the motor that drives it. In Brier we repair the wet end when the motor is sound, replace the pair when the bearings have gone, and say which one it is before we quote.
Long runs from the panel to the spa disconnect are common here, and an undersized or corroded run shows up as low voltage at the pack under load. A damp equipment bay is hard on motor bearings and capacitors, and most of the Brier pumps we replace show rust on the shaft before the seal fails.
Brier is quiet and residential, with larger lots than its neighbours and tubs that are often a good walk from the house, down a path and behind a hedge. We work Brier Park, Logan Park, Brierwood, the 228th corridor, Locust Way and the rest of Brier (98036).

What Brier owners describe on the phone
Hums but no water moves
A seized impeller or a failed start capacitor. The motor is often fine; we free the shaft or fit a capacitor and the pump runs.
FLO, LF or no-flow code
The pack is not seeing enough water past the pressure or flow switch. Filter, air lock, worn impeller or a lazy circ pump — in that order.
Water under the pump
Shaft seal weeping onto the pad. Fix it before the water reaches the motor bearings and turns a seal job into a pump job.
Grinding or screaming on high speed
Bearings going, usually after a seal leak. There are weeks of warning before the motor locks; use them.
Brier note. If the tub is far from the house, mention it; we bring the long meter leads to check voltage drop across the run.
How the visit runs
- A call half an hour before we arrive — about 14 minutes south via I-5 and 228th St SW
- Diagnosis with a meter, then one written price you approve
- Calcium and alkalinity checked for Alderwood Water & Wastewater District water
- Special-order parts arrive the next business day in most cases
- If the tub is not worth fixing, we say so
Scope, plainly: the spa and what lives inside its skirt. New circuits, supply plumbing and setting new tubs go to an electrician or a dealer.
