Why Brier leak repair calls look the way they do
A leaking hot tub in Brier is rarely the shell. It is a pump seal, a union, a heater gasket, a jet body or a glued joint somewhere in the foam — and finding it is most of the job. We start at the equipment bay and work outward.
Brier is quiet and residential, with larger lots than its neighbours and tubs that are often a good walk from the house, down a path and behind a hedge. Tubs on older slabs and decks around Brier settle, and a tub that is out of level stresses unions and jet bodies on the low side — we check level before we check joints.
Brier has a lot of owner-maintained tubs — people who do their own chemistry and call us when the problem is inside the cabinet. We work Brier Park, Logan Park, Brierwood, the 228th corridor, Locust Way and the rest of Brier (98036).

What Brier owners describe on the phone
Level drops an inch or more a week
Beyond evaporation. We tape the level, confirm the loss, then isolate: pump off versus pump on tells us whether it is pressure side or suction side.
Wet pad under the equipment door
Nearly always a pump shaft seal, a union o-ring or the heater manifold gasket. All three are same-day repairs with parts off the van.
Damp foam, no obvious source
A jet body or a glued joint inside the foam. We find it with the moisture meter and dye, cut only what is needed, and re-foam.
Leak only when jets run
Pressure-side plumbing — a jet gasket, a diverter or a cracked manifold. The tub holds water when idle and loses it under pressure.
Brier note. If the tub is far from the house, mention it; we bring the long meter leads to check voltage drop across the run.
How the visit runs
- A call half an hour before we arrive — about 14 minutes south via I-5 and 228th St SW
- Diagnosis with a meter, then one written price you approve
- Calcium and alkalinity checked for Alderwood Water & Wastewater District water
- Special-order parts arrive the next business day in most cases
- If the tub is not worth fixing, we say so
Scope, plainly: the spa and what lives inside its skirt. New circuits, supply plumbing and setting new tubs go to an electrician or a dealer.
